A freehold property in Dubai is a property that is owned outright by the purchaser. This means that the purchaser has full ownership rights to the property and can do with it as they please, including selling it, renting it out, or living in it themselves. There are no restrictions on freehold ownership in Dubai, making it a popular choice for both locals and expatriates looking to purchase property in the city. The most popular freehold neighborhoods for foreigners to buy real estate are Emirates Hills, Al Barsha, Dubai Marina, and Palm Jumeirah.

The Dubai Land Department (DLD) is a government organization or department that offers the rules, procedures, and services required for any property related transactions in Dubai.

A DLD Waiver is basically a DLD fee, which is assessed on real estate transactions. The buyer must pay the DLD Fee, which is equal to 4% of the property’s value. Therefore, a DLD Waiver indicates that the developer will cover this fee in place of the buyer.

The online processing of the Ejari application only takes 1-2 days once the necessary documents have been transmitted successfully.

The process is typically finished and the tenant or the real estate agent handles the associated costs. Getting an Ejari is necessary. If you have the necessary paperwork and visit one of the 70 typing centers, you can smoothly register for Ejari by registering your tenancy contract online.

Ejari, which stands for “my rent” in Arabic, was created by RERA and is an online registration system intended to control and coordinate each registration for every tenancy contract in Dubai’s rental market. It is intended to fulfill both the requirements of local law and RERA’s mission and vision to safeguard individual rights and establish a strong regulatory framework for the rental market.

A building or any property can be located using the 10-digit Makani number. Every location and building receive a unique number. It makes it easier for locals and visitors to find and navigate to their desired locations. The Dubai Municipality has also created an application. Dubai is the very first city around the world to use these numbers to pinpoint the entrance of a building(s).

Yes, as of July 1, 2017, all customers must obtain Ejari for DEWA.

Dubai Electricity and Water Authority is referred to as DEWA. It is responsible of Dubai’s water and electricity systems.
